Cost: $150 for CCAR Members and $180 for Non-CCAR members      Instructor: Stephen Etzel

You must be a member of Texas REALTORS® to earn the TRLS. .

This statewide certification requires the completion of four three-hour leasing education courses. This is a two-day certification course and will include the following classes. 

Day 1 Wednesday, July 28, 2021

9:00 a.m. - Noon The Essentials of Residential Leasing (Course #39627) 

The state of the economy has led many real estate licensees to turn to property management. If you’re among that group, it’s important you become knowledgeable about the laws and duties imposed on property managers and leasing agents. This course will analyze and interpret factors impacting local rents, define owner objectives, and discuss development of effective owner communications. The course will also cover how to properly complete and present the TAR Residential Lease application.
This course will provide the licensee with the core competencies they need in their role and responsibilities when functioning as a property manager or leasing agent. It will also provide understanding for those licensees performing property management related duties to ensure the appropriate guidelines are being followed by explaining the legal boundaries that govern the execution of their duties.

1:00 p.m. - 4:00 p.m. The Texas REALTORS® Residential Lease Agreement (Course #39625) 

This is a step by step course taking members through the Residential Lease agreement and selected addenda so that they will develop competency in preparing each paragraph. With this competency members will develop skills allowing them to present the documents to tenants and to property owners. The purpose of this course is to show the use and relevance of various TAR lease forms along with other leasing and property management issues.

This course is designed to keep the real estate licensee compliant and properly executing the basic fundamentals of leasing representation, property management, and their role in that process. Upon completing this course the licensee will be able to provide informed assistance regarding property management and the leasing process.

Day 2 Thursday, July 29, 2021

 9:00 a.m.-Noon Agency Issues Impacting Property Managers and Leasing Agents (Course #39652)

The intent of this course is to aid real estate practitioners engaged in the management and leasing of residential rental properties when they are establishing agency relationships. The licensee will learn more about the rules of representation as they relate to leasing and property management and be able to match the TAR Code of Ethics to agency relationships.
The licensee will learn how agency is established and to distinguish between the various kinds of agency relationships. Students will gain understanding on how to identify the duties associated with agency, how agency relationships are dissolved, and identify liability issues associated with agency.

1:00 p.m. - 4:00 p.m. Marketing and Leasing Residential Properties (Course #39626)


This course will educate the real estate professional on how to evaluate a residence for the rental market as well as develop appropriate marketing and advertising strategies. The course will examine Fair Housing statues as they pertain to the leasing and management of residential rentals and how to examine and use credit report information. The course will also cover the need for a privacy policy for personal information.

This course will provide the licensee with the core competencies they need in their role and responsibilities when functioning as a property manager or leasing agent. Provide understanding for those licensees performing property management related duties to ensure the appropriate guidelines are being followed by explaining the legal boundaries that govern the execution of their duties.
